The urban concept of the masterplan was developed and inspired by the historical plot division of the surrounding area in Kagran. -Area with a local character that creates a new identity.

The masterplan shows a clear contrast between a long tract of parkland in the east and a high density residential area to the west side of the plot. The proportions of the buildings are based on a human scale and create high quality of living in the entire area.

Narrow streets widen their way to individual squares. The public space is enriched and animated by flexible ground floor zones. Two-storey base zones encompass the alleys, differentiate the public and communal areas from the quiet residential courtyards and create a strong identity for this new city district.

The staggered arrangement of the buildings and high points forms an ensemble and generates visual relationships with the surrounding green spaces. The orthogonal simplicity and balanced distribution of the building dimensions allows a high degree of flexibility with regard to different types of living and other uses.
